The first stage is to determine your home’s value in the current market. Once we have visited your home we carry out extensive research to make sure you know exactly where you stand.

Photography

At Southern Property, we utilise the highest level of digital photography to showcase your home, which is essential in securing high levels of interested buyers.

Marketing material

High quality A4 brochures are handed out at open homes as well as local marketing.

Advertising

Preparation and placement of all press advertising based on a pay-as-you-go system – keeping costs and control firmly in your hands.

Inspections

We appreciate that people lead busy lives and so we offer the opportunity for weekday viewings Arranging and accompanying all viewings, we will arrange a time that is suitable for all parties. There is no need to keep hot buyers waiting until the weekend anymore!

Open Homes

All open homes are attended by Southern property Canberra, which ensures that every opportunity and potential buyer is handled by an experienced negotiator in a professional manner. Comprehensive feedback is then given on the same day.

All offers and negotiations are handled by us, ensuring the highest level of skill is employed when negotiating the sale price of your home.

The Finishing Line

Completion, our job isn’t finished until the money is in your bank account. Timeframes, deadlines and communications are constantly maintained with all parties involved.

Property management

There’s no doubt that managing agents are the key to successful, long term property management. If your agent changes every 6 months (as with quite a few agencies) you lose that personal touch, trust and experience, which is vitally important.

Our Property Management services mean that:

  • Southern Property conducts the Condition and Inventory checks prior to the lease commencement, comprehensive digital photography and any feedback on improvements that need to be made before the start of the lease.
  • We complete the tenancy agreement and forward a copy through to you.
  • We handle the collection of the Security Bond and forwarding of all necessary documentation to the Office of Rental Bonds.
  • Tenants are required to pay their rent by Direct Deposit, which greatly minimises Rent Arrears.
  • We account to you on the 1st Monday of each month via Direct Deposit.
  • Routine inspection’s are conducted and feedback will be provided to the landlord.
  • Southern Property conducts thorough market research to ensure you receive the most rent possible.
  • A Financial Summary is prepared at the end of each year to assist with your tax return.
  • Southern Property can organise all maintenance and repairs, obtain quotes and check work as required.
