They say ‘first impressions last’ right? Did you know that most people usually form their first impressions within 30 seconds of seeing a property? So, follow these simple tips and you will be sure to make an impression that will win over potential buyers and equate to SOLD!

Street Appeal

The front of your house is usually the make or break for potential buyers so spend a little extra time and money on the outside to reap the rewards! Plant flowers, take a trip to the dump, trim the bushes, repaint the front door, replace those old house numbers and get a brand new doormat. It is the little things that will make all the difference.

Clean Regularly and Thoroughly

No two ways about it … your home must sparkle and shine. Clean your house from top to bottom before putting it on the market and consider investing in a weekly cleaning service whilst selling. Don’t forget to make sure your windows are clean inside and out too.

Fix It

Meant to get around to fixing that dripping tap, flaky paint job or cracked tile? Well now is a great reason to do it. These little imperfections will send the wrong message to potential buyers.

Clutter Be Gone

Eliminate the junk (yes, we know this may be the toughest rule of all). Whilst our clutter reflects our memories, hobbies and values, it doesn’t sell homes. Clutter will make your home seem smaller and disorganised. Have you ever noticed that the really expensive stores seem to have an expansive, clutter-free layout, while ‘cheap’ stores are often a jumble of merchandise?

Neutralise

It is a fact that neutral colours sell. Try to convey an image of quality and neutrality and potential buyers walking through your home will want to imagine themselves as the owners. If you use styles or colours they would never select then you have just turned them off. A high-quality neutral is the safest option.

De-personalise

Personal objects such as political or religious items may turn off whole groups of buyers because they simply can’t ‘imagine’ your home as their home. Buying a home is an emotional decision and you want potential buyers to make an emotional connection with your home by being able to ‘see’ themselves in it. So, as a tip remove personal objects that your potential buyers won’t be able to identify with.

Pets

Although you may love your pets they can be off-putting to other people and their smells can be offensive. Always keep your pets under control by confining them to a specific area and make sure there are no lingering odours in furniture or flooring. If there is, be sure to get them cleaned before you sell.

Sell the Lifestyle

Buyers need to know what each room is for, how it works best and what its potential is, so they can visually decide where they will place their own items and how the room will work for them. Define each room, sell the lifestyle and you’ll sell your house.

Lighting

Make sure you have adequate lighting in every room and use subtle mood lighting to create the right atmosphere in each room. Don’t forget to check that all your bulbs are working!

Accessories

Use the right accessories and harmonious colours to enhance your rooms and create a feeling of calmness, tranquillity and harmony. As a helpful hint – mirrors reflect light and space and plants and fresh flowers bring life to rooms and add natural fragrances.
